PIP and Renovation Management for Hotel Portfolios
An ownership group can be working through a brand-mandated PIP at one hotel in the same quarter it converts another to a new flag. RolloutIQ™ puts every property's renovation on one portfolio timeline that your team and your contractors work from.

The Challenge
Where hotel renovations get complicated
The Brand's Deadline on Every PIP
A change of ownership or a franchise renewal usually hands the owner a property improvement plan, the list of upgrades the brand requires. The franchise agreement sets the completion date, and missing it can put the license at risk.
Renovating While Rooms Stay Sold
Most hotels keep operating through a renovation, so crews move through the building a floor or a block of rooms at a time. Those rooms go out of order for a set window, and the nights right after it ends are usually already sold.
FF&E Built to Order
Case goods and soft seating for a guestroom renovation are made to the brand's design package after the order is placed. When a shipment slips, the floor waiting on it stays out of order and every floor scheduled behind it moves too.
Conversions to a New Flag
Lodging Econometrics counted a record 1,567 hotel conversion projects in the US pipeline at mid-2026. A converting hotel can open under the new flag only once its signage is up and the brand has signed off on the property, so sign fabrication and the brand's inspection sit on the critical path.
Platform Features
Built for how hotel portfolios renovate
RolloutIQ™ keeps each property's renovation and its budget in one place, with every approval recorded against it, from the PIP scope through the final punch walk.
Every Property in One Portfolio
Each hotel is a location tagged with its brand, region, and market, and every PIP or conversion at that hotel runs as a project on it.
A Template for Each Program
One template can hold a soft-goods refresh and another a full PIP or conversion. Applied to a project, a template brings in its deliverables with their dependencies and owners, dated forward from the start you choose.
Bids for FF&E Packages
Send a case goods or soft seating package out through Sourcing so every vendor bids on the same form, then compare the bids side by side before you award. An award that runs over the project budget can open a budget revision automatically.
Approvals Sized to the Dollar
Budgets, change orders, and sourcing awards route through approval matrices set by amount and by brand or region. Set the thresholds once, and each change order goes only as high up the chain as its amount calls for.
Punch Walks Floor by Floor
Walk each finished floor on a tablet with the floor plan up and pin each punch item to the spot where you found it. A vendor sees only the items assigned to its company.
Access for Contractors and Installers
A general contractor or FF&E installer assigned to a hotel gets access for its whole team, limited to the hotels it works on.
For franchise groups
For hotel owners running several flags
Many hotels run under a brand the owner licenses through a franchise agreement, often with a management company operating the property day to day. RolloutIQ™ gives the ownership group one place to run its PIPs across every flag it holds.
PIP deadlines
Record each property's PIP completion deadline as a date custom field, and line it up against the project's planned finish in Portfolio Explorer.
Renovation cycles
Sort the portfolio by the year of each hotel's last renovation, kept in a custom field, and the oldest renovations come up first.
Every flag in one workspace
Brand is a field on every location, so an owner with hotels under several flags can narrow reports and the project list to one of them.
Single Source of Truth
One source of truth for your Hotels portfolio
As your Hotels footprint grows across sites, the same store ends up spread across separate spreadsheets and point tools, and the numbers drift apart. RolloutIQ™ keeps one durable record per store from the first deal through opening day, so your Hotels rollout runs on one set of numbers every team can trust across the whole multi-site portfolio.

FAQ
Common questions
Many ownership groups still track PIPs in spreadsheets alongside the brand's own checklist. RolloutIQ™ is store development software that runs each property's renovation as a project with a critical-path schedule and a budget that changes only through approval, with every hotel in one portfolio. Your property management and revenue systems keep running as they do today, and the PIP document and its inspection remain the brand's.
Yes. Your team enters the PIP scope as deliverables, by hand or from a template, since RolloutIQ™ doesn't read the PIP document. The brand's deadline goes in as a date custom field on the hotel or the project, and Portfolio Explorer lines it up against each project's planned finish so you can sort by what's closest. The critical path shows which deliverable is holding the finish date.
In RolloutIQ™, each floor or block of rooms can be its own deliverable on the project schedule, with dependencies so each floor starts once the one ahead of it finishes. A late FF&E shipment then shows its effect on every floor behind it. RolloutIQ doesn't connect to your property management system, so rooms are still set out of order there.
Yes, through Sourcing. Every vendor bids the FF&E package on the same form, and once you've compared the bids, the award goes through approval. Ordering and freight tracking stay with your purchasing agent outside RolloutIQ™.
They can, on the hotels you assign. Give a contractor or installer a company role on a property and everyone at that company can open it, price the Sourcing requests they receive, and work the punch items assigned to their company. Remove the role when their work wraps up, because RolloutIQ™ access stays on until someone on your team takes it away.
